Home inspectors are licensed through NY State and have to follow the NY State guidelines and procedures for a home inspection. A typical home inspection will take approximately 3 hours with the last hours for review with the client. A full detailed inspection report will be sent immediately after the inspection to the client and the realtor. Below is a list of home components that inspectors are responsible for inspecting and documenting if visually accessible.
We thoroughly inspect the following for a standard home inspection:
- Roofing Structure—Gutters, Downspouts, and Chimney
- Fireplace—Attic Insulation/Ventilation, Grading and Drainage
- Garage and Driveway—Siding, Windows and Doors
- Patio, Deck and Porch
- Heating System
- Air Conditioning Systems
- Hot Water Heater
- Plumbing—Electrical, Water Penetration
- Structural Components—Foundation, Basement
An inspection is not a pass or fail exam. It is a detailed visual and documented inspection of the above components with issues, deficiencies and maintenance. The inspector makes general observations with some specific notations, and always refers to an expert for further review of components. At Total Home Inspection, we inspect your home like we are buying it.
